Terezyne Industrial Park — a site for your production in the Kyiv region
Terezyne Industrial Park is 14.9882 ha of greenfield land at the 82nd kilometre of the Kyiv–Odesa highway, Bila Tserkva district, Kyiv region. The park was established for 30 years by the decision of its initiator, Terezyne Industrial Park LLC; the management company is SMART MANAGEMENT PARK LLC.
We offer businesses a ready site for production, warehousing or logistics: with utilities connected, convenient access from the M05/E95 highway and its own operating cargo railway station "Rotok" on the park territory.
Land for lease and sale for production
Three cooperation formats are available to residents: lease or sublease of a land plot with development rights, purchase of a land plot, and Build-to-Suit construction, where the management company designs and builds the facility to the resident's specification. Plot size and configuration are selected individually.
Utility infrastructure
Available electric capacity is 80 MW (two 40 MW transformers, PS-110/35/10). Gas supply — up to 125,000 m³/h, high pressure, category 1, pipeline diameter 215 mm. The use of solar and wind energy is planned, as well as the construction of industrial, warehouse, administrative and technical buildings.
Logistics and transport connections
The industrial park near Bila Tserkva has one of the best transport locations in the Kyiv region: 6.5 km to the centre of Bila Tserkva, 17 km to the Bila Tserkva cargo aviation complex, 82 km to Kyiv and 120 km to Boryspil airport. The M05/E95, P32 and P04 road network provides access to the Black Sea ports in the south and to the west of the country.
Tax benefits for residents
Industrial park legislation gives residents tangible financial benefits: exemption from import duty and VAT on new equipment, corporate income tax exemption for up to 10 years, land tax exemption and a reduced real estate tax rate. Business grant programmes in Ukraine are also available.
Workforce and project support
The region has a population of 431,000, including 196,000 of working age. The management company cooperates with educational institutions and the employment centre, organises job fairs and staff retraining for residents, and supports the project from site selection to maintenance after launch.

An industrial park is a defined territory equipped with engineering and transport infrastructure, where residents operate under the terms set by Ukrainian legislation and an agreement with the management company. Residents get a ready site with utilities and tax incentives.
- Can I build my own plant on the territory of Terezyne Industrial Park?
Yes. The lease or sublease format with development rights means the resident designs and builds their own production facility. Purchasing a plot or Build-to-Suit construction by the management company are also available.
- What is the minimum plot size available for lease?

A company registration extract and constituent documents, an investment project description (activity, investment volume, number of jobs), technical requirements for the plot and utilities, and an estimated timeline. The exact list depends on the cooperation format.
- Is there financial support from the state?
Yes. Residents of industrial parks are entitled to exemption from import duty and VAT on new equipment, corporate income tax exemption for up to 10 years, land tax exemption and a reduced real estate tax rate, as well as access to grant programmes. The scope depends on local council decisions and current legislation.
